110 10th Avenue – Decision to Sell
In December 2023, the board decided to sell the property due to lack of use and increasing costs to keep maintained.
138 Tenth Avenue
The original building was purchased in 2012 for the intention to remodel it into a youth shelter. Over the course of time, and with the advent of a cry from the community for a youth shelter at a city meeting, a Municipality Community Development Block Grant was received. The city of Fairbanks decided to tear down the original building and build what is now called The Door, a residential shelter with 12 beds in three rooms, a house parent bedroom, bathrooms, living areas, a kitchen and a small staff office.
Possible improvements here would only be minor landscaping and extending the security surveying system.
132 Tenth Avenue
In the fall of 2013, the FYA board decided to buy the adjacent home, affectionately known as the “Pink House”. The house is old (1953~) and has substantial deferred maintenance issues, but it was minimally (~$5k donor + 7K Clearwater) remodeled and used for FYA bookkeeping and offices, as well as offices for Clearwater Counseling. Clearwater moved into 122 10th avenue and the house was used as an FYA Office. In January 2017, the house received a light remodel again to become housing for 3 house parents, and the FYA Office moved to 122 10th ave also.
Possible improvements on the short term here would be some repairs to the heating system and other minor upgrades, including some plumbing issues. In the big picture, we purchased this property because it was contiguous with The Door property and because we saw that it could possibly utilized in a master plan. In other words, we purchased it for the “dirt” and at some point we will probably tear it down in order to accommodate our future needs as an organization.
126 Tenth Avenue
In 2014, the Yochem funds became available for the purposes of purchasing property and we purchased the “White House”. This building is in terrible disrepair and is not habitable. We intend to tear it down (hopefully in 2015) and leave the lot vacant for the time being, again, using it in our overall planning for future needs. We will leave the trees but clean up all the debris, remove the buried fuel tank, etc. The board has already determined that we should tear this house down. The house we demolished in 2016 and the area was landscaped according to plans for an open green space with a gazebo, sitting area and fire pit for the kids to hang out around.
122 Tenth Avenue
In 2014, the Yochem funds became available for the purposes of purchasing the “ “Green House”. This building is next to the “White House” and is in decent condition. In the short term, we are considering making minor repairs and upgrades in order to use it as counseling offices and administrative offices, allowing us, eventually, to proceed with taking the “Pink House” down. The cost for these upgrades could be in the 50-70K range. In the big picture, it is possible that this building could come down as well to accommodate future expansion of our future needs. We do not have a time frame in mind for this move. The board will determine how this property will be used in our long term planning. The upstairs of this building was remodeled in 2015 to include three offices rooms, a main room, and a conference room. Clearwater counseling operates out of this area and the FYA office moved there in January of 2017
116 Tenth Avenue
In 2014 funds became available and we purchased this property. This is the vacant lot, adjacent to the “Green House”. The board will determine how this property will be used in our long term planning.
110 Tenth Avenue
This property (The Red House) became available in 2021 and was purchased with the intent of possible program expansion.
147 Eighth Avenue
In March 2015, the board decided to use Yochem funds to purchase this vacant lot. Our offer was accepted as written and we are currently waiting for the title company to clear up minor issues before closing. The board will determine how this property will be used in our long term planning.
137 Eighth Avenue
In March 2015, the board decided to use Yochem funds to purchase this property. It is adjacent to the vacant lot at 147 Eighth and is an older, two story building in disrepair. The current owner has started to remodel it. The board will determine how this property will be used in our long term planning.
133 Eighth Avenue
In March 2015, the board decided to use Yochem funds to purchase this property. Our offer was countered and we are in the process of deciding an appropriate counter offer. This is the “Rust” house and is in the process of being remodeled. The board will determine how this property will be used in our long term planning.
