Per our conversation regarding the board’s concerns regarding the use of the pink house as a construction office, please see below:
Value:
The benefit of the use of that building for us is substantial. The site/land is a significantly larger benefit than the building itself due to the limited building space of the neighboring lot. The use of the building and land will increase our efficiency, crew safety, public safety (reducing need for materials/crews to be transported across 10th), and reduce expenses (to JRE and ultimately FYA).
Wear and Tear:
We respect and understand the concerns the board has regarding maintaining the current state of the building. We will provide a written statement committing to the return the building as good, if not a better condition than current. Our use of the building will be fairly light, but recognize that we will be responsible for repair of any items damaged by our use. We will do a walk-though of the building and grounds with Dave Miller and identify and document the current state. A walk-though will be done with Dave at the end of the project before we turn over the building. Any items identified as damaged will be addressed.
Utilities Cost:
Our intent is light use of the utilities. For a brief period will be using the buildings power for light construction power (power for small tools, saws), after the power is disconnected from the building to be demolished, beyond that, our use will not be beyond that of a typical homeowner. To protect FYA against excessive utilities charges, I propose we come up with an average use cost of all the utilities (maybe $300-$400) per month, JRE will then commit to covering any charges beyond that directly to FYA.
Let me know if this is acceptable and we can do a building walk-though in the next couple days and put this information into a signed document.

I might also add that the grounds themselves be restored through necessary landscaping should any vehicle traffic or staging present damage to the area surrounding the house.
That sounds very reasonable to me, but I totally trust your judgement on how to handle this. Also want to express my gratitude for all the work you are doing on this gigantic project! We are so lucky to have you on this team!!!

My initial concerns are assuaged by their proposal. I can’t judge what sort of time/cost savings using the facility/lot would offer, and I’d leave that to your judgment Dave. I presume that this is based on the initial value of $7200, or was there any negotiation on price?. In the end, having recently acquired the facility nets us an immediate savings overall on the door.
